What Do They Mean & Why Are They Important?

Total Debt Service (TDS) Ratio

Your TDS cannot exceed 42% and is calculated by dividing your total annual house-related expenses and debts by your gross annual income.

Gross Debt Service (GDS) Ratio

This number cannot exceed 35% and is calculated by dividing your annual house-related expenses by your gross annual income.

These metrics are important because they help you and your lender to ensure that you’ll be able to afford your mortgage. While the percentages noted above are industry standards, they are not carved in stones. Each lender has different qualifications, and other factors are also considered, such as the amount of your down payment.

Stress Test

A stress test is a preventative measure put in place by the Canadian government to ensure that you?ll be able to continue making your mortgage payments should the interest rate increase to the qualifying rate during your mortgage term. Currently, that qualifying rate is 4.79% and 2% higher than your current or target interest rate for uninsured mortgages.
